What's My Home Worth in Licking County? (And Why Zillow Gets It Wrong)

You typed your address into Zillow, got a number, and now you want to know whether to believe it.

Short answer: it's a starting point, and out here it's often a poor one.

How automated valuations work

‍ ‍

The model looks at recent nearby sales, pulls county records for your home's characteristics, and applies statistical adjustments.

‍ ‍

That works under specific conditions: dense neighborhoods, plenty of recent comparable sales, homes genuinely similar to each other, accurate county data. Remove one and it degrades. Remove two or three and it's close to a guess.

‍ ‍

Why Licking County breaks the model

‍ ‍

Acreage. Models struggle badly once there's meaningful land. They don't know whether your five acres are usable pasture, wooded, wet, or split by a creek. A buyer knows within thirty seconds of walking it. The algorithm never does.

‍ ‍

Waterfront. If you're on or near Buckeye Lake, automated estimates are close to meaningless. Frontage, dock rights, view, and flood considerations swing value enormously and none of it is in county records.

‍ ‍

Older homes. Fine on a 2016 subdivision build. Poor on a farmhouse from [VERIFY: era], because condition varies enormously and the model can't see condition at all.

‍ ‍

Wrong county records. This comes up constantly. Finished basements not recorded. Additions permitted at different square footage than what was built. Bedroom counts that don't match reality. The model inherits every error.

‍ ‍

Thin comps. In parts of the county there simply haven't been enough recent similar sales. The model widens its net until it finds data — possibly comparing your house to something miles away and nothing like it.

‍ ‍

Improvements it can't see. New roof, HVAC, kitchen, septic. Invisible to an algorithm. Meaningful to a buyer.

What that looks like in practice

‍ ‍

[VERIFY: Brittany to add 2–3 real anonymized examples — "a property in [area] estimated at X that sold for Y, because Z." Real examples are the most persuasive content on the entire site.]

What a real valuation involves

‍ ‍

1. What's genuinely sold nearby. Recent, similar, close. Not "within five miles in the last two years."

‍ ‍

2. Adjustments for real differences. Your extra bathroom, their garage. That takes judgment, which is exactly what the algorithm lacks.

‍ ‍

3. What's competing with you right now. Sold data tells you where the market was. Active listings tell you what a buyer will be choosing between when they see your house.

‍ ‍

4. Walking the property. Condition is the biggest single variable and it can't be assessed remotely.

‍ ‍

5. A range, with the reasoning. Not one number — a range and the comps behind it, so you can see how I got there and push back if something looks off.
