How much do I need for a down payment?

Less than most people think. Conventional as low as 3%, FHA 3.5%, VA and USDA can be zero down. Plus Ohio's assistance programs on top. → First-Time Buyer Guide

Does it cost me anything to work with you as a buyer?

Buyer representation changed industry-wide in 2024. We'll sign an agreement spelling out my compensation and who pays it before we start looking.

How long does it take?

30–45 days from accepted offer with financing. Finding the right house has no schedule, and I won't put one on it.

Can I just start looking without committing to anything?

Yes. That's how most of my conversations start.
